Strata Development

One of the most popular forms of Titled Ownership these days.  Commonly we are involved in the initial work during the design and planning stages, and perform layout on the new building.   Towards the end of construction, we perform field surveys to measure and confirm the physical extent of units as well as common areas of of the development.  We will then prepare a certified plan for registration in the Land Titles Office.

Subdivisions and Boundary Re-establishment

As experts in establishing the physical extent of Rights in land ownership, Isaak, Osman & Associates have been a proven choice for land owners and developers to guide projects towards completion.  Re-establishing boundaries comes under different forms depending on the application:

Subdivision Plans – dividing an existing parcel (or parcels) into 2 or more new parcels.  We follow our clients’ input and follow municipal and statutory requirements to help complete this task.

Reference Plans
– re-establishing the extent of an existing parcel or parcels to create a new, singular title.  This will commonly occur prior to strata development because of rules concerning the state of title.

Posting Plans – similar to Reference Plans, except the survey does not re-establish title, but does re-establish the physical extent of the property.

Easement and Statutory Right of Way Plans

These plans are utilized to establish a use of a portion of existing land for either private or public purposes, and form part of a legal agreement between a landowner and another party. These plans are usually done in conjunction with Strata Development and Subdivision, and establish areas for Access Purposes, Septic Purposes, Environmental Protection, and other interests.

Topographic Surveying

Isaak, Osman & Associates prepare accurately detailed Topographic Surveys for design and planning purposes, for such applications as Subdivision Planning, Storm Water Management Plans, or House Design. Our Topographic Plans can be catered to your requirements, or are guided by Municipal requirements.

Our Topographic Surveys typically include:
-Field Survey of existing buildings 
-Ground elevations
-Existing trees
-Visible services and inverts
-Driveways
-Watercourses and ditches
   -Existing sidewalks, curbs and road surfaces

Certificates of Location and Site Plans.

Certificates of Location show the relationship between a surveyed structure and property lines.  Our Certificates of Location are prepared accurately and in a timely manner by our expert team.  These surveys can be used  by house designers and mortgage lenders, but are most commonly used by local municipalities as part of the inspection process for new house construction or additions (Forms Survey Certificates).

Construction Surveys

Isaak, Osman & Associates has undertaken many large-scale construction projects in the past, including Hospitals and Shopping Centers.  We also provide services for New House Construction for landowners and developers.

During these surveys we would set points for excavation purposes, forms and building construction purposes, as well as establish temporary benchmarks.
